  • chevron_rightWhat is a Homeowners Association?
    •   A mandatory, nonprofit corporation;
    •   The purpose of an association is to preserve home and property values within the Windrose at Zanjero Trials community through its governing documents;
    •   It also provides for the maintenance, improvement, preservation and administration of the common areas;
    •   A Board of Directors governs the Association and operates under the Arizona Law and the governing documents that establish the Association.
     
  • chevron_rightWhat are the assessments?
    • The annual assessment of $1008 is collected annually, in the amount of $252.00 per quarter. (2026 Rate)
    • Assessment notices are sent out the month prior to the due dates of January 1, April 1, July 1 and October 1 and are considered past due after the 15th of the month they are due. Please be advised that per the CC&R’s, you are responsible for the payment even if you don’t receive an invoice.   
    • Auto-Pay is available for your convenience.
    • Payments can be made by mail or on the web site at https://buurt.ccmcnet.com/.
     
  • chevron_rightCan the assessment be increased?
    Yes; however the increases are controlled by the CC&Rs as well as by the Board of Directors and are considered only as needed to meet the needs of the community. The Board will strive to keep any increase to a minimum when developing the budget
  • chevron_rightWhat are the assessments used for and why must I pay them?
    •   Regular assessments, sometimes called “dues”, are payments collected from every homeowner in order to pay for the obligations of the Association such as landscape maintenance; tot lot, community parks; common area utilities; the association’s insurance policies; accounting and administration of the association business.
    •   The management team and the Board of Directors project the assessments annually to incorporate sufficient operating funds for the day-to-day operation of the community, as well as reserves for future capital improvements or replacement of amenities as they become aged.

  • chevron_rightWhat are Governing Documents?
    •   The Governing Documents include the Covenants, Conditions and Restrictions (CC&Rs) recorded against each property in Windrose at Zanjero Trails; the recorded Plat; Bylaws; Articles of Incorporation; Design Guidelines; and Rules and Regulations, as adopted by the Board of Directors.
    •   These legal documents establish the architectural standards and the rules that govern the use of property within the community. You are encouraged to read them and understand your role as the homeowner.
    •   The CC&Rs are set up to protect your rights as a property owner and are important rules governing your responsibilities as a member of the Association. 
    •   The CC&Rs make sharing property and living in harmony convenient and easy for all involved. The architectural provisions in the CC&Rs are set up not to stifle your creativity, but rather to ensure that the integrity of the original community design is preserved.
     
    Upon the closing of your property, the Title Company should have furnished a copy of the Association’s legal documents on a CD which include: CC&Rs, Bylaws, Articles of Incorporation Assessment Collection Policy and Design Guidelines. If you did not receive a copy, you can obtain one by emailing the Community Manager or calling 480-921-7500. Copies of the documents are also available for download on the website.
     
  • chevron_rightMay I make improvements to my property?
    •   Yes, the board encourages residents to maintain and improve upon their home.  The Design Review Board reviews and approves alterations, additions, and changes to the exterior of your home or landscape. This ensures the beauty of not only your home, but also a consistency with community surroundings and compliance with the CC&Rs.
    •   It is important to remember that any exterior change to your property must be approved by the Windrose at Zanjero Trails Design Review Committee (DRC), prior to commencement of construction or addition of the improvement. 
    •   Please contact our office if you have questions regarding the process.
    •   Typical items that need approval; basketball goals, visible water features, shade structures, exterior paint colors, landscape modifications, and security doors.
    •   Please communicate with your personal contractors (rear yard landscape, pool install, etc.) that care and consideration need to be taken when storing or moving materials so that the landscape between the sidewalk and curb is not damaged in any way. The cost associated with the replacement of plants, or correction of any other damage, in the Association-maintained landscape areas due to damage caused by a homeowner or their contractor will be passed along to the Owner of the Lot. Your assistance in communicating this with your contractors will help save your plants and your wallet.

  • chevron_rightHow can I set up my Trash Pick-up?
    Trash pickup is done privately through a 3rd party service provider such as Waste Management, Republic Services, or Parks and Sons. Homeowners are responsible for setting up their own waste pick up services with one of these providers.
     
    Cans shall be placed either inside the garage, within a fenced yard, or in a fenced trash enclosure when not out for pick up. They must be stored out of sight on non-pick up days.

  • chevron_rightAre the parks in the Windrose at Zanjero Trails open to the public?
    All parks within the community, unless designated otherwise, are owned and maintained by the Association for the exclusive use of Windrose at Zanjero Trails homeowners and their guests
  • chevron_rightCan I park in the street?
    The streets within the Windrose at Zanjero Trails community are public and are owned and maintained by Maricopa County.  Parking on the street is allowed and should be done if the garage, carport, driveway or driveway expansion is unavailable. 
    Vehicles may not park in the driveway if the length of the vehicle exceeds the length of the driveway. No garage may be used for purposes which would prevent the use of the garage for the parking of the number of vehicles for which it was designed.   
  • chevron_rightWhere do I park my boat or camping trailer?
    •   Boats, RV’s and trailers must be stored out of view within an enclosed garage or yard, or at an offsite storage facility.
    •   The temporary parking of a recreational vehicle on a public street for the purposes of loading, unloading, or cleaning for a period of time not to exceed 48 hours shall also be permitted subject to the parking and traffic regulations of Maricopa County and provided the vehicle is not parked so as to create a traffic hazard or obstruct traffic visibility.
     
  • chevron_rightHow do I report an after-hours maintenance emergency?
    A good example of an after-hours maintenance emergency is an irrigation leak coming from a common area landscaped area outside of the typical M-F business hours. Reports can be made by calling 480-365-1557 and leaving a detailed message with your contact information.
